Apartment & Condo Mosquito Control
in Boca Raton & Fort Lauderdale

Shared outdoor spaces — pool decks, dog walks, courtyards, parking areas — are where resident mosquito complaints originate. One unresolved complaint becomes a lease renewal decision. Consistent treatment keeps the outdoor amenities working for you, not against you.

Where Mosquito Pressure Generates Resident Complaints

South Florida multifamily properties have predictable mosquito pressure points. We treat all of them on every visit.

🏊

Pool Deck & Lounging Areas

The pool is your amenity showcase. Mosquitoes at the pool are the most common resident complaint — and the easiest to fix. We treat all surrounding vegetation and structure edges.

🐕

Dog Walk Corridors

Ground-level grassy areas with regular standing water and organic matter accumulation are prime breeding and resting habitat. We treat the full dog walk perimeter.

🌿

Courtyard Landscaping

Dense ornamental plantings and mulch beds around courtyards and building entries are where adult mosquitoes rest during the day. Our barrier spray targets these zones.

💧

Retention Ponds

If your property has a retention pond, it's your biggest mosquito source. Barrier spray around the margin combined with In2Care or IGR larvicide in the water gives full-cycle coverage.

🅿️

Parking & Perimeter

Low-lying parking areas, poorly draining concrete joints, and landscaped medians collect water after rain. We identify these secondary breeding sites during every walkthrough.

🌅

BBQ & Gathering Areas

Outdoor grilling stations, picnic areas, and gazebos are used most in the evenings — peak mosquito hours. These are high-priority treatment zones.

Apartment & Condo Mosquito Control — FAQs

Common questions from South Florida property managers and HOA boards.

Can you treat individual unit patios and balconies?+

We focus on common areas, shared outdoor spaces, and building perimeters — not individual units. That said, treating the property perimeter, dog walk corridors, courtyards, and pool deck eliminates the mosquito population that would otherwise reach individual units. Residents typically notice improvement on their own patios and balconies within 2–3 treatments.

How do we handle resident notification requirements?+

We provide written service records for each visit, including date, time, areas treated, and product applied. If your property has HOA or lease notification requirements, we can provide a service summary you can distribute. We're also happy to coordinate with your property manager directly on timing and notices.

What about the retention pond on the property?+

Retention ponds are one of the highest-pressure breeding sites on South Florida multifamily properties. Our barrier spray reduces adult populations from the perimeter. For the pond itself, we can add In2Care stations or IGR larvicide to target breeding at the source — stopping mosquitoes before they become adults.

Is the treatment safe around the pool and playground?+

Yes. Our plant-oil formula is 15-minute dry time. Pool areas and playgrounds are treated on the surrounding vegetation and structures. Residents can use the pool and playground once the product has dried. No organophosphates, no neonicotinoids.

We have multiple buildings across a large property — how is it priced?+

We price multifamily properties by acreage and the number of distinct outdoor zones. A walkthrough is always included — we identify which areas generate the most resident complaints and prioritize accordingly. You won't pay for coverage in areas that don't need it.

Can we add perimeter pest control for the building exteriors?+

Yes — this is a very common combination for multifamily properties. Our Perimeter Pest Control service (monthly) handles ants, roaches, palmetto bugs, and spiders along building foundations and entry points. Combined with the mosquito program, it gives you comprehensive outdoor pest management under one account.
